Id expect 5.5% to 6% for non owner occupied mult right now.

Previously most commercial deals were put out via LoopNet; but with this new rollout, we can expect to see a lot more information on Commercial properties in the area available. 

If you're ready now I'm currently selling a very large 2 family(12 bedrooms total 5 and 7 per unit) thats in good shape and is getting over $3,000 a month in rents currently right in your expected price range.

You have to give us a little more to work with if you expect real answers.

I was going to put about $20k into each unit hoping to get about $1100/unit/month expecting the value of the building to be about $425k after renovation.

"You would have to ignore the entire description"  Yeah you would and a lot of people do unfortunately, I could see this being the case especially with a single family home where it is far more expected for a landlord to allow pets. 

I expect my assets to perform with a negative correlation to major world markets so if a dip comes I'll be prepared to buy, have cash, and have a heck of a credit score by then to boot.. 

With those numbers I would expect there would be bidders and someone besides Chase would win.
