Why did you pick Arizona out of all the states - did you grow up in the state, do you have family there, did you go to college there?

For multis, the numbers of colleges and hospitals here really helps cushion from contraction for buy and hold investors, because demand for rentals is always high.FHA in the Boston area IS possible, and your trade network will serve you well as an investor.

Kids are raised to go to school, go to college, get a good job, and retire at 65...it's probably not her fault that she wants to "play it safe,"  but nobody ever got rich/wealthy off playing it safe, unless you won the lottery. 

Because if you pull it, it is a hard hit and depending on their goals in life (college, need student loans, new baby on the way, anticipating needing a new car), then a hard hit impacts them for a long time. 

I think I have learned more here in a few years than I did in my time in college.

At the college campus parking lot, there is a section where each weekend, people can bring their cars, park them, leave the keys, and potential buyers walk in to look at the cars available on the lot.
