If you have dry weather maybe consider a swamp cooler?

Obviously, larger houses have higher utilities because there are more lights people that leave on, more loads of laundry being washed/dried, more hot showers taken, etc.With that being said, someone would need to be booked 24 nights a month just to break even. 

I think my recent issues with sending enough cash for closing is one of the biggest lessons learned - but that’s because I have been here too long so my US account is mostly dry.

It's not that there aren't deals to be had in SE Connecticut, it's that, if you're investing in rentals, your market for tenants is drying up, and if you're buying and holding, you're going to lose money because the market is in free fall.

Then we went to her bing out every other month so that everything would be rolled up and ready for year end.They no longer do house calls but I now only have a question every month or two (usually with the equity accounts for  partners) so my wife takes my laptop in and any paperwork and goes over everything.

You can also look up the statutes and read through them but that is dry reading and may take quite a bit of interpretation. 

Has inventory dried up a lot too (Northside, Westside in particular)?
