With regard to giving a tenant leeway, its very short sighted to evict a tenant with a VERY strong track record for a VERY small shortfall one month, especially when they have been communicative and given you what sounds like a reasonable explanation as to what is going on.

The key here is open, contractual communication.  

The injured tenant was taken to the hospital, and based on the footage from my security camera, which I have because I live in the same building, there was no provocation for the attack.

It takes hard work to build a solid financial footing and if you didn't build it how can you appreciate it and not destroy it?

But I am debating if I should build with balcony or not. 

investor friendly realtor. only work with license & bond contractors, since you’ll be out of state. whoever you get to be ur eyes on any project, make sure you trust them. definitely use that lot for more $$$ either build another rental or let the contractor rent it till you have a SOLID plan. double check laws & zoning! 

@Roy Gottesdiener - I am not familiar with the rental market with Kings Mountain specifically, but there is grow happening in that area with the building of the Catawba Two Kings Casino.
