Install separate electric hot water heaters.

A friend told me that he once participated in a deal where there was once six people getting a check at the closing table.

If the inspector comes back with "you  need to get an electrical inspector to certify the elec and a plumber to certify the water heater and a roofer to check the roof, I wouldn't pay him, he or she didn't do their job. 

I calculated that the ARV is $450,000 and that the repairs would be $100,000-ish - it doesn't have city water, air conditioning, or working appliances.

Turned hot water all the way up and left washer connection leaking.  

If I was going to only be able to wholesale this property, I would not have gotten this deal.I still love wholesaling and I do it all the time but these are three lessons that I definitely have learned that have added some water tools to my tool belt in order to be more effective in my business.We are looking for some passive partners who would be interested in getting involved in some of our rental and flip deals in New York from a passive perspective.

The strategy would work  better if it were your primary residence, but it becomes more difficult if you're trying to convert a SFH to a true two-tenant duplex.1) You'd must likely be violating zoning (Unless area was zoned MF), so you'd have to hope the conversion flies under the radar.2) Utilities is the biggest hurdle, as a SFH only has one water, electric, and gas meter.

No one can buy every property that crosses your table.

Even though in some places one organization collects taxes for multiple taxing jurisdictions....for example the county may collect for, the county, the city, the school district, the hospital district, the community college district, the water supply, the noxious weed control district, etc, the individual entities may have lists too they would give you.   

It has different rules than a service animal, but is nevertheless not considered a pet and can land you in hot water for treating it as such.
