The tenant has no duty whatsoever to leave HIS property to go anywhere.  

It could be an investor relations position with ongoing duties after funding closes. 

The only negative about domicileing in SD is you may get called for Jury Duty!

I wouldn't trust a wholesaler, who is not obligated to provide a fudiciary duty, to provide accurate square footage, rehab budget, comps, etc. 

As most of you know, building a local team is vital and even more so when being an out-of-state investor.

STR requires a lot more PM duties, but I would specify with them about the scope of work (hiring handymen, cleaners, dealing with tenants, claims, updating price per night depending on local demand, etc)If the STR PM is doing all that, they can very well charge anywhere from 20-25%. 30% does seem a little high but if they can provide hands off service to you then 20-25% is pretty fair.

Well this is what i have learned from a local Vet: In his situation he tells me that his rent is paid by the Gov't because he was wounded in the line of duty.

It isn't that PMs are being dishonest or trying not to fulfill fiduciary duties.
