Real Estate has been my real focus right now but I need help.

Andrew, I am a senior now taking my classes online to focus on my businesses but I have some firsthand experience that I hope helps you out.

That said, almost all of them focus on one state more than the other.

I'm actively pursuing properties myself in the North Shore area as well but primarily focused on the CA side (Kings Beach, Truckee/Donner). 

Then focus on the 1-3 strategies that can both accomplish your goals and incorporate your experience level.

Main focus is cash flow.

For fulfillment you can do it yourself to save money if you are broke, but ultimately if you want better response rates and focusing your time on value-add, then you will want to outsource fulfillment to a shop that has economies of scale and can offer you great rates.

Focus on marketing to all people, with or without a disability.

Stay the course whatever you focus in, become the best and you will never want in this town. 

My personal decision is to answer is should I first focus on cash flow through turnkey, then build a team to rehab and get that mighty 'Forced Equity' (trumpets sounding off in the background).
