If you can't do that yourself find good contractors that can.I just bought a property where I knew there was $30k in roof work that needed to be done but I planned to do it in 3 stages over the next couple of years.

Currently have 8 flips in various stages for investors and am based in Medford.

I'm in the analyze as much properties stage and this thread is very helpful.

We've paid for materials, demo interior, demo exterior and the next stage is the framing which we don't want to pay because the work is so poor.

I've refinanced two using HELOCs and the other six are in the credit review stage of a commercial loan targeting 75% cash out.Now, I'm in a similar situation as the one you are contemplating: where do I put the money to work?

All the maintenance, staging etc worked!

We've done nearly 200 more since then (some partnerships and some equity deals that were smaller) and have had several other real estate income streams over the years (licensed agent, staging, etc). 

I'm in my infant stages of education and wanted to know of what other avenues to educate myself.

I'm in the beginning stages as well, and have made the decision that buying a property as an LLC isn't worth it (for at least my first few properties).
