Most people plan their vacations inadvance.Also note, vrbo & airbnb have up to 13% service fee added to the renter'scost, and 3% service fee for credit card transactions to the owner's cost(5% if renter is out of the U.S.)And, in order to legally be a vacation rental property, must charge state &local taxes to pass on.

Oh, and lets not forget about the trump card that rules them all: Location, location, location.

Have cards that say your tenants skipped out and left you with a 2500 clean up bill!

Put all your cards on the table with private lender.  

Pass out your business card to landlords at local investors meetings.

I do not think it's productive to reward a city that lived beyond its means for decades by helping them pay off their credit cards. 

I wasted half an hour trying to upload a picture. 

At the first REIA meeting I went to I taped 10% off lowes coupons to my business cards (back in the day you could get them from the post office but they have kinda killed that loophole), today at a REIA someone had stapled business cards to a pair of new gloves, The goal is to make your message memorable… Here is a photo from a promotion I did last year… I went around to several bank locations and pulled $3,000 in one dollar bills… This photo was taken just over the halfway point.

The note can be collected on as an unsecured debt, like a credit card.
