I was not in a hurry, and they were difficult homes to sell with unique features.It sounds like 5% is the typical rate (It is a violation of the Sherman Anti-trust Act to say there is a going rate.) in your area, and you are offering less than the traditional 50-50 split for the buyers agent.If your market is red hot, you should be able to sell this property FSBO.

I am not sure how they would feel if I led them to believe I didn't own a property and they found out otherwise later- kind of destroys any trust they had for me.I am in a unique situation now, I have people calling about apartments that are not currently leased (I have taken the ads down but still get calls) and am under contract on two more purchases.

Ok here’s the deal, 21 units 1.6m, owners have had for 30 years, wanting to retire.I have read all kinds of articles and post regarding how somebody else has accomplished this type of deal, cant remember all the fine details, I’m sure there a bunch of articles, post and maybe even a audio version or two on BP.But now is the time to take all that info and bring it together to make the perfect or close to perfect offer to convince the sellers that selling on contract is the best way to go, especially on the capital gains said of things.Are there some members of the BP community that could help and guide me to accomplish this task?
