I would also plan on a new furnace and (if applicable) air conditioner.As far as interior condition - I would not be surprised if copper pipes and electric wire have been stripped from the interior.

I am surprised the property management company would only walk the exterior once a year and not check on the interior at all.

Surprisingly, I don't own any property in Charlotte but would like to at some point. 

It was a happy surprise.

I would be surprised if landlords were giving the late fee away - when the tenant doesn't pay all their rent, does the property manager make up the difference?
