I agree with @Jerry Kisasonak if the deal doesn't make sense then walk.If you are only worried about your reserves then look into alternative ways to pay for the deal, I have been purchasing small deals with hard money and then refinancing them after I have them rehabbed and have a tenant in place.Think outside the box.

I did a Google search on him but didn't find anything bad.The reason why I gave home my cc was because I believe him that he could get me homedeopt gift cards at 40% discount and I wanted to buy them from him.He told me that he bought returned merchandise from Walmart and Homedepot by truck loads and he could get homedepot cards and big discount.

If the property is not made available on these days, or acceptable alternatives, they will be in breach of the contract and more importantly, the inspection period will be extended by the amount of the dealay until such inspections are available.

Sometimes that is a better alternative since you can evict for non-payment instead of going through the foreclosure process.
