Ideally you'd evict the tenants, find some other sucker to buy your high-crime neighborhood property, and start over somewhere else (even in Detroit).

The more strategies you use to locate deals the better your chances to finding deals.

It will be tough to find cashflow in places like Charleston, Beaufort, etc, because of the prices.
