No, there's not an epidemic of people dying or being maimed on jobs.Yeah, you do require a permit to remodel a bathroom, but no, we generally don't get too bent out of shape if somebody does it without one.

With "newer" you avoid issues with LBP, you might have longer life left on a roof, HVAC systems will be in better shape, kitchen cabinets still in good condition, etc.

It's a small, weirdly shaped lot so building a duplex might be possible, but it'd probably be tough.
