Many will choose real estate as a safe haven.3) The liquidity crisis is forcing the sale of gold (and bitcoin) which are both going down, so for many loosing a ton of money in stocks does not really motivate one to go out and buy another asset we all watched crater 10 years ago.4) The role of institutional money in residential r.e. is probably not well accounted for, so is black rock going to need to liquidate a couple thousand houses in your state?

My capex budget includes roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc.

I don't want to disrupt that process but I am not expecting this to end any time soon and at some point am going to need some sort of income.Thanks in advance for any help,Tim

Some concessions are probably going to need to be made but I'm not planning to subsidize someone else's housing expenses.

Also watch out for flat roofs near the parapet walls if you have any flat roofs you are looking at.
