Hi Everyone,I am new to the Pittsburg area and I am looking for a reliable contractor to do remodels on some rentals that I own.Any advice and recommendations would be appreciated.

Summary : Looking options which are not labor intensive for bathroom remodel , which is already in great condition. 

Someone remodeled this house and added a second bathroom but used the space for the hallway to the back yard.

Freshly remodeled houses sell for $3-400 a square foot or more depending on the neighborhood.

.- recent kitchen remodel for a GC I have a relationship with, total contract $4100, mobilization = $500, completion of rough work = $1200, completion of final work = $1200, completion of final inspection = $1200.

Save your remodeling cost and vacancy costs and keep collecting their checks. 

Electricians can buy the wire they like.But I would never let a GC buy or choose the appliances, carpet, flooring, light fixtures, faucets, trim, doors, toilets, etc.

Bought it for $209,000.i have dramatically remodeled the building in under a year and doubled the gross monthly rent income.As of right now I have a cap rate of 14%.
