You're better off spending your money on an umbrella insurance policy and spending lots of time learning about your rights and liabilities as a landlord. 

I figured I would invest in real world experience instead of paying a guru $20,000 to teach me what I could learn online.

Greg,I know a lot of investors want to purchase turnkey properties, either because they don't have the necessary "team" in place to do everything or it just seems easier to buy that way.

Learned a lot and caught the BRRRR bug!

If you are ready to go and have $5000 that you can easily afford AND you are interested in Philadelphia or Houston deeds, you could learn something.
