I came across BP late 2018 and became a member, then became a PRO member mid 2019, to obtain some of the perks offered by BP (especially the Tools-Calculators).

@Norman T Eng assuming your calculations are correct a cap rate of 3% in Georgia for rents in that range is awful. 

Your creditworthiness is going to be another critical part of obtaining financing, sometimes even outside of traditional lenders.

I know it’s not a lot and it’s going to take even longer to get it rental ready using my pay checks every 2 weeks to fix it up.So I guess my question is: can I obtain a loan for more than the value of the house and use the extra money to fix the house?

That said, very few lenders provide them on investment properties, and are easier to obtain on your primary residence.
