I'm also interested what it's been like for landlords but since I've just started Im looking to just getting skin to put in the game for now. any advice would be greatly appreciated thank you!

I have a fairly low earning hourly wage W-2 job but it does support mortgages that have units with leases in place which my bank counts towards my income.

I am willing to figure out with tenant on options but this complicated the support for tenant. 

Purchase price: $332,000 Cash invested: $67,000 Sale price: $445,000 Purchased this great 9 bed 4 family at a discount. 3/4 units were rented so we increased the rents on them and replaced the timber supports on basement with concrete filled steel supports.

If you really think that you can compete with taking the "adults only" crowd away Vegas in enough number to support and recoup the massive amounts of cash that you are dumping into this. 

We do a lot of foundation work but I have never seen an entire room sunk away from the supporting ceiling rafters.  

@Joseph SchultsSounds like you don’t have much to lose other then money (most people have family and others to support) so I would say it wouldn’t hurt to try to tackle a bigger deal.

He's on the majority of the deeds and definitely could use some legal and business support.
