I personally wouldn't consider Mesa a vacation market and the main street corridor has always been known for being a C grade area.

If you know the local streets better than the average investor and/or you can view properties to make an offer during the same afternoon, you have a much better chance of taking down that first deal.

I find hot neighborhoods in my city by driving the streets and finding where all those massive driveway dumpsters are.

When I run my comps, it shows properties in the same general area that are on sketchier looking streets and “meh” decor and furnishings as pulling $40k/year.
