I've now been passed on to the PM company(ies), and I think I'm just caught up in the administrative red tape of a PM company acquisition/merger.

My property management company left things out of the lease and the tenants filed for mediation and are asking for below market rent.It hurts, but I'm okay taking the hit on the remaining 6 months of the lease, but want to protect myself from being subject to California rent control if the tenants stay beyond the initial lease.I don't want to be stuck below market for any time beyond the initial lease.The tenants are college students with lawyers for parents/co-signers (adding this to my book of red flags!).

Some loans are available and some grants are available but the grants are full of red tape and difficult to obtain.

Several items that can raise red flags is if you do not attend other similar conferences that are closer and cheaper. 

There are too many red flags and unknowns, one (or many) may come around and bite you.

I would want to check their background for criminal behavior and if there’s any scary red flags that may affect others around the area such as child abuse or a history of drugs or rape

The game your looking at is depending on real estate appreciation, which you would be better to take your money to the closest Casino and put it all on Black (or Red if you like red better).
