Reason is there's been scams where a mortgage is taken out, the landlord collects 12 or more months up front, and skip town.For those I gave the go ahead, I had them give me 12 post dated checks up front.

You will have to occasionally chase your rent payments and if a tenant skips out in the middle of the night (this has happened to us and certainly will again) you are left with a vacated unit that will likely need to cleaned out and white boxed for the next tenant.

I do use a small bit of mosaic in the bathrooms a few tiles here and there definately not a strip but in the kitchen its just way to busy to use as a backsplash- I find myself getting dissy just looking at these pictures and when I look a rehabs I tend to just skip the ones with mosaic in the kitchens.I think a kitchen is somewhere you want to stay alot- especially as a woman I think kitchens should make women want to entertain so I prefer a more classic looking kitchen.
