Auction properties are tough to get an accurate estimate there is no hard & fast rule, many times it's a crap shoot best guess.  

Part of me feel like of I replace my agent after 4 months, I would be seen as the bad guy but if I dont then I'm shooting myself in the foot because I really feel we can get alot more done if he was more flexible.
