Depending on how much material or items you need there's always people selling excess material and items they ended up not using or needing, typically at a discount.

What I'm talking about is basically asking the selling agent, "So, do you think this seller would be receptive to an offer of $90K?".

If you don’t have the right temperament and sufficient cash reserves, you should consider selling the property and investing proceeds in passive type investments. 

Each DPA carries it's own set of rules and time frames before you can sell or refinance but in cases of speed up equity it can be done.

I am currently working with them, not sure if I will continue, as there has been some unfortunate issues with the LO out for a week, then their license in Illinois went through the renewal process.

My thought process is make the cash now and invest in real estate later but I’d love to hear anybody else’s insight. 

It might be worth asking them to start the eviction process as soon as possible next time you have a late paying resident.
