It is complete now and was listed for sale on 10/01 for $259,900 which seemed about right based on recent sold comps.The first week it was listed we only had one showing, so we dropped the price to $249,900 on 10/07.

A property on water should help, otherwise all the properties look the same and don’t differentiate much.

Hi Ian,You'd probably looking at "light-doc" financing that are currently at 8's to 9's on average at the moment.

I have looked at sites like Realtor.com, Redfin, and Zillow but it doesn't provide OR doesn't give a pinpoint sale price on properties.

Updated bathrooms on the first and second floor.

While they are very nice and I believe good people, I have had a few deals fall through after months of hard work on them because they do not fight for the deal in my opinion. 

Current lease agreement says tenants will cover utilities.
