The commercial route will allow you to jump on the great deals and have less concern of pushing your personal financial situation into being over leveraged, if that is something you are concerned about. 

Vs an agent who pushes a specific lender and does not seem to address our concerns or take the time to educate on the issues that you've brought up about the risks of a bad lender. 

If the neighborhood were renovated and rented at high prices, it would push those most vulnerable out, needing to find a new home.

Most of the housing around here is pushing a century old and all that original plumbing is getting to the point where it needs replaced.

If not, maybe he could be the maintenance man, project manager, handle all the tenant screening, leases and rent roll. 

New floors,  paint, etc. to push the appreciation. 

I said ok, let me take a close look, give me the rent roll and the financials and let me tour the building.
