They paid rent monthly for 1 year then decided to exercise their right & purchased the property.If Buyer "A" had decided that they didn't want to purchase the property at the end of the predetermined time (1 year) the seller could have put the property back on the market & sold it to any other buyer.

These are just some of the factors that I have thought may play a role in successfully targeting college students as potential future tenants.

Essentially, their role is to be the neutral party "referee" who's job is to ensure accuracy and transparency.Another way is to talk to others who have had an experience investing with the sponsor already.

This also protects the partnership better as your operating agreement will spell out roles and responsibilities for the members.
