The fact is I have given him many opportunities to leave and release him from the lease for health reason (since Jan 2016) But he has not, All in all I think he is trying to manipulate us into selling our home to him for next to nothing (I have an email from his realtor - as late as Jan 28 1017 -  listing ridiculous issues with the home and how an agreement cannot be reached unless we significantly reduce the price) We have no purchase agreement and no 4 year lease agreement and we have been telling him that we intend on selling once his lease is up since the beginning of his current lease.

I am just giving my opinion that the ARV's on this site are ridiculous and giving some ideas for how to improve them for the benefit of the site.Even though you expect to do due diligence, if you continually find false information you begin not to trust the site.I check out everything my Realtor tells me too, but after a while when I discover that it all checks out as bogus, I get myself a new Realtor.

:)The definition of "normal wear and tear" gets pushed toward the tenants pretty vigorously from what I have heard and most people I know (myself included) only take out money form the deposit for real damage and not say to repaint unless they serious mess something up or to clean carpets again unless they do some ridiculous.
