Also this was one of the reasons why I move to another PM company because I felt that my prior one was not looking after my tenants and they were destroying my place.Just as a reference the tenant wanted to buy the property from me but I did not want to sell it so she started to request some repairs which we were attending but then she decided to move and let us know one month in advance......I just feel a bit frustrated especially when my current PM said they would do inspections but they are acting reactively once the tenant leaves and now I have to face all these extra expenses to fix the property again!!

We did the first year with no AC but offered $75 towards an window unit at the tenants request.

Paint the two rooms as you agreed to do and ignore the request for the entire place.

When resigning make it 100% clear to both that one late payment, even by a single day, or any request to make a partial payment will result in terminating of their lease. 

At the very bottom of the email, I saw that the RA #1 had forwarded my initial request for rental comps to RA #2 and wrote in his email "hey bro, let's sell this dude a property before I leave".

The lady that was handling my closing had left on vacation, leaving me high-and-dry with someone else who was "too busy" to keep up with the local town hall in regards a document requesting an inspection in regards to the lien.
