While the easy explanation is that you have a superior property, from the appraiser and bank's POV, I could see them arguing that you will not be able to renew at that rate, and since your loan is outstanding longer than this lease term, they should not underwrite entirely to an above market lease rate.

Subject to the existing mortgage of 170k @4% originated on 1/1/2022 plus catching up 20k of arrears/escrow/legal fees and then eventually Airbnb Furniture and holding costs of another 15k from private money.

If we were going to buy a property and put it “under contract”, and a better deal came along, rather than pass on one deal we might present it to a fellow investor and collect a fee from the investor in the process.

@Gino BarbaroWe got a bid from Caldwell and they wanted 1.75/day per machine plus monitoring and credit card fees plus every year the price goes up by CPI min 3% & the contract is for 8 years.
