I wonder if the thought is that by replacing those tenants, my maintenance and repair expenses drop, thus increasing the NOI and value.

At the beginning things went well but then the contractor stopped doing quality work and pushing back timelines and deadlines.

Mentally prepare yourself to spend another 10 to 20% repairing stuff that wasn't obvious at the beginning. 

The After Repair Value seems really low.

Can I continue the repairs at the house in the midst of this crisis?
