Hey all,Quick overview of my situation:I've been wanting to pull the trigger on my real estate investing portfolio for quite some time now but I am stuck in analysis paralysis.

If you are thinking about a "house hacking" loan on a 1 to 4 unit place  that only requires a 3.5% down payment but try to get on  3 or 4 unit place under the same roof, which is one of the parameters of the FHA loanIf you need any short term return, you might try a Fix and Flip type with wholesaling and /or a quick flip. 

There is inventory but if you do not move quick the property is gone.

Try a quick search on the Meetup Ap; you'll find something close by.

Our plan is to purchase this house,  Reno it and move into it as quick as possible so that we can rent out or current house and refinance the reno'd house to pull cash out and invest in the next house.

I feel right now at this stage i should be learning and gaining contacts so when i find that deal i can pounce and move quickly and have some ducks in a row. 

How quickly did you scale up your investments?     

@Jon Holdman quick question regarding that. 

I have a property that I am looking to sell but I am looking at possibly doing seller financed in order to get a quick sale. 

Just a quick thought, I could be wrong (and if I am, please school me!)
