Is the wear and tear preventative maintenance costs on my vehicle going to increase significantly?

Some details:2Upper/2lower, (2)studios/(2)1bedeach lower has control of thermostat for both their unit and unit above themowner (me) pays heat, electric = tenantoffstreet parking, long driveway with 4 spaces for vehicles (ideally 1 spot per unit)I have snow removal company in place for snowfall over 2 inchesIssues I'd like to address:heat- how can I set guidelines for the lower tenants to keep it set at appropriate temp range (suggested ranges?)

@Debbi Oshier mobile homes in a park are considered vehicles and are taxed in a similar manner that vehicles are, primarily based on the age of the home.

The roommate has a scheduled surgery for a dislocated shoulder, I was told the boyfriend pushed the roommate out of a moving vehicle.

For example we did our own work converting the Duplex from junky backyard to a nice fenced (separate area per unit) to barefoot backyard, storage unit space, removing old 70's 6in concrete pad for vehicle parking, etc for a nice value add to renters).Some of what we're looking for in our first Texas real estate purchase & relocation (house hacking as we'll live in one of the 4 units) investment.

I’m thinking my first step will be to purchase a property in a B-class neighborhood in the Milwaukee area (Wauwatosa or Shorewood to be precise) using the 0% down loan.

Does it seem too crazy to pay the mortgage off as well as provide an additional $10k to the seller so he can make a down payment on a new vehicle, and then work out a seller financed note that is favorable to both sides? 

@Dustin Stubbs - The only way that I'm aware of is to buy property in a solo 401k (self directed) tax vehicle.   

That’s precisely what I’ve done and noticed the 10% rule trend.

A few other things I put into leases:- no unregistered vehicles stored at the property - no displaying signs of any nature in the yard or any of the windows
