My suggestion would be to figure out that play as it seemed like a very nice return. 

I just don’t want kids to play with it or someone to set it at 60 trying to cool it down fast, and then forget about the setting.

PA written up for cash to get offer accepted then switches to a mortgage with 2 lien positions so the Title Co loved that of course. 

Seems like automatic cash flow.  

And, cash-flow is not that great, I might break even, but equity is what matters to the game I'm playing.

From cash flow point, not sure if it would make much sense to invest 180k to have an income of may be 900$/ month (that is if we dont use loan).
