I have brrrr'd two duplexes from full gut renovation to above rental grade finish apartments. 

And if your plots have any varying topography, you'll need someone who knows how to do the grading so as to avoid steps.

I don't think I'd like the slider types with tiny keys.I'd be interested too in a military grade phone, waterproof would be a big plus for me on the water.

Don’t have any contractor experience on paper but I do know my way around renovations, and is not scared to tackle something out of my boundaries. so I currently have 2 rental properties, had a big chunk of cash and don’t want to take the slow ride to financial freedom. this deal was too good for me to pass on; A land in a fully developed community, snatched at an out of this world price, multi family and ready to be built on not much grading needed. 

Consider this: a hypothetical "mom and pop" portfolio of five single fam, standard size 1700 sq ft, 3 br 2 ba, B grade properties each worth $500k (which is a typical value for that type of house in my city)--total value $2.5 million. 

If you are or become an accredited investor, you can buy into institutional grade $50-125M projects with as little as $100,000 and diversify.

The lots I have been given are the same price for water or dry but I am being told it's about $5K more for grading the lot for the water lots.
