Hello BP Community,My wife and I currently own one rental property in the North Phoenix area and are looking to scale our real estate business.

I personally recommend looking into out of state investing in a market like Columbus OH for cash flowing deals that hit the 1% rule and have lots of appreciation due to the great macroeconomics - population growth, job growth, and major companies developing here (Meta, Intel, Amazon, Google, etc.).

I personally would rather not have my name or company associated with a contract like that if I wasn't the end buyer. 

-Sugest getting/using GoogleVoice number as you can track/respond on a computer and it separates personal call from business.2) What Rental Application will you use?

A quick Internet search of "Costa Rica Mortgage Loans" turned up a couple of brokers and private equity offerings.You could also try to get the seller to finance part of the purchase price.Or borrow it from your 401K, if you have one.Depending on your credit score, it might also be worth looking at rates from a local credit union, bank, or even Prosper or Lending Club for a personal loan rather than a real-estate secured loan.

Being an agent is Self employed and owning a business. 

I hope to have personal credit and tax issues resolved but I know that will be at minimum 6 to 8 months' time assuming no more medical emergencies or health issues.

Renters insurance price will vary depending on the value of the renters' personal possessions (furniture, clothing, artwork, jewlry, etc... whatever the renter chooses to have the policy cover) in the rental  the liability amount will be added to that base. 

This is because, as adults, we ALL have *some* familiarity with cars and money and we know how the business world works!

Any thoughts on more creative financing other than taking money out of my personal house?
