Partially updated with new carpet and paint throughout... needs $3-5k in work, including hot water tank, fence, and some fans replaced, he’d sprucing.

Second, I made a very detailed spreadsheet with a line item for everything (ie, electrical, utility panel upgrade, kitchen cabinets, stove, microwave, ceiling fan...). 

I'm a new  to BP + a huge fan of the podcasts. 

She seems to be very passionate about it so I want to accommodate as I can, however, I'm mainly wondering if this is a common request from tenants.

We are a big fan of the BRRR strategy and have decided to make this our focus.
