Is there anything I could get signed by seller instead of tenants?  

Two things that we often tell investors is look for the deal regardless of location (but for OOS include travel costs, etc). 

If the deals are structured correctly you can often get a much lower down payment as well as interest throughout the term of the loan.

I think you've got to pick an area that has duplexes to fourplexes to make your first house hack on a MF work, that is something folks often overlook.

The problem that I am running into is that with $20k down in my market (SLC, Utah) my available properties are slim and I often find that after analyzing properties that I will not be in positive cash flow as owner occupied or even with the anticipated cash flow after moving out with each unit fully rented with anticipated rent raises.

Just based on the type of tenants you will be attracting.But in the end, I believe with the right local partner, it is possible to do a modified turnkey BRRRR.

My dad used to own a property in Hunter and he rented it our often so that's definitely why I like the mountain area STR upside.So cool to hear that you jumped into to something and it sounds like you've got a vision for it. 

As with any other form of Tenant occupancy - SCREENING and QUALIFYING will be the key to a happy situation for both You & Tenants.
