The only time they generally renew for 10 is if they have a sweetheart lease renewal or if the location is so good  they have monster sales over their nationals store average.Used to you could get Dollar Stores 3 to 4 years ago for an 8 to 9 cap and they had 2% annual rent bumps.

The driveway has concrete walls on each side which prevent the gravel trucks from delivering and spreading it for me, trust me, I didn't want to do this lol.Today was landscaping and some little things such as trim work and some work on natural gas pipes (putting on shut off valves, connecting the cook stove, etc.)

Although, I have a career in real estate, this whole investing thing is a new monster for me.

Hmmm that's a tough one as for most properties in the city I don't see how you can even use a plow truck, especially with cars in the driveway, and so you're paying to have someone to shovel a small area.
