Also, the offerer wanted me to use their preferred lender who couldn't approve me even when I had a pre-approval for significantly higher amount from another lender, we wasted 2 weeks with the offerer's preferred lender.

Both of these loans will normally require 20% down.If you are concerned about your primary rates, you could use an FHA loan to purchase with minimal down, live in the new property for 12 months, then refinance it or rent it out.

In TX, the SoS fee to register an LLC is $300 +/- rush fees, name search fees, and card processing.I'm sure many agree that spending much time on setting up business entities is a waste of time (noise).
