@Jason Wyatt Keep learning, read, identify a niche of REI you want to focus in then meet local RE investors and develop relationships with those that are succeeding in that niche. 

Some products they have territory and strict pricing policy, but some dealers still able to work out something out creatively.

It's a business and you have to treat it that way.You start early in the day and potentially have appointments at night when people come home from work, either to meet with sellers or to take buyer's out.You can set your own hours, but ultimately, you have to work around everyone's schedule.

Even if disclosure is only strictly legally the sellers responsibility, what do you think most sellers are going to say about why they hired a selling agent?
