What is the difference between REPS hours and material participation hours?

Ideally, I would want a one stop shop where I could buy lists and create marketing material in the same place. 

Rather than counting properties, what is material is the income that they are/are not generating. 

Because of Corona, materials that Builders use have Skyrocketed in price, so many of them are not just slowing down, but are stopping (their projects) altogether.

REPLACEMENT cost takes into consideration the cost to replace the home including labor and materials...both of which tend to go up with time.  

For those investors on sidelines with cash and waiting for the tidal wave of foreclosures, will not materialize.
