We manage for an owner that sent xmas giftcard to a tenant and forgave all sorts of late fees and did other kind deeds.

Ifear though that with covid defaulting is possible although as of late they have been doing well, but the cooler weather is hurting out door dining.

Through research we believe the property will rent for $1200/month... these numbers would be going off of a $150 appraised value which could easily be higher considering market prices and appraisals we have seen locally lately... my question is this... would you do this?
