I think under a land contract there is language that specifies that the buyers in the contract are the responsible party for that aspect.

From my initial readings of it, real estate was not allowed (obviously due to other issues I was pointing out) but that may have changed, I didn't study it in depth as it really isn't that viable for RE, IMO.

Be totally honest, highlight your positive attributes, study their areas of specialization so you only concentrate on lenders whose specific criteria you meet.Also, beware of the difference between DIRECT lenders, and brokers disguising themselves as direct lenders.
