The total cost to at 6 x 14 feet with adding a bathroom to an existing room in the house was more than $500,000.I've been a general contractor for 48+ years and while some people are saying they can add a bathroom and bedroom to a home for $30k, I will kiss your buns to get you to sub my jobs from my company.

Nationwide rates hit a low of 2.7% - so there has really never been a better time "spread" wise.Moreover, the FED has printed so much money (~25% of all dollars in existence were created during COVID).

If the LLC and the property are in separate states, one issue is if you had to go to court, the court wouldn't recognize your LLC's filing since it doesn't exist in that state.Also, remember that CA charges some huge franchise fee, some $700 or $800 annually, which is applied per LLC you form.

His uncle still lives there (does not pay rent and does not want to move).I may build 2 SFRs and remodel the existing house and use it as ADU.It is almost impossible to find local comps (such a small house).What would be a fair offer from an investor's standpoint for such a deal?
