Those aren't good deals to me for a long term buy and hold investor because those properties in distressed neighborhoods no matter how nicely you fix them up are not going to rent to anyone other than a 'distressed' human being, and they bring you all their baggage and all their headaches of managing them.As a long term investor I want a property in a stable, strong, neighborhood that I would live in.

That said, when we examine a property with oil heat, we will budget the cost of converting it to either gas or electric in our offer analysis.Our reasons to move from oil are as follows:1) environmental and health liability of storing large quantities of fuel oil (essentially diesel) on-site.

My wife's office receives reports on many topical health issues & over the last several years it is replete with warnings about Tattoo inks, inadequate needle autoclaving & the adverse/allergic reaction of many individuals to the heavy metal component of these 'Chinese sourced' inks, (& to the thyroid).
