I just moved from Madison Heights so I know the area quite well.

I always hear from the people who don't invest saying our market is gone but I still see investors buying up properties left and right.I have 2 in Lincoln Park,  1 in Madison Heights and another in Roseville. 

I've also been up in the Heights a bit and the level of construction there is insane.

@Joe Alford Landlord wants the home free as he's giving it to his daughter who's now in law school, Ladera Heights is undergoing serious gentrification.

Heights area, and 1 is on the East Side near the lake.

I did a quick search on realtor.com using your criteria for and found a property worth considering near Congress Heights DC @ 107 Joliet St: https://www.realtor.com/realestateandhomes-detail/...I know that general 5-10 mile area gets a bad reputation, but that specific area is not bad (I visit nearby for work) and for the right price and renovation, you may attract the right tenant for the 2nd unit.

If you plan to buy 100 rentals, you may potentially be eligible to claim real estate professional status.Furthermore, another thing to be known about Ohio, is that there are a lot of locality filing obligations on top of what is required at the state level.Therefore, for example, if you have a property in the maple heights, you would have to file a return reporting your maple heights income/expenses in addition to the Ohio State return.
