Also consider checking out the local real estate investor group RIREIG that meets every month in Warwick, or other groups such as Black Diamond REI in southern Mass which meets twice a month.

I joined social media groups and watched what they discussed, I found sites like this and got involved in the discussions and then just keep going.

Do not contact them except with the pay or quit notice on the 2nd of the monthI have found the best way to get a group of tenants in line is to make a example of one and the rest will  fall in line.

My personality is such that I’m cynical about any guru or paid boot camp but I’m sure others here have had good experiences.I’m happy to meet for coffee, etc if helpful and in the greater Boston area.A few groups I’m aware of are Ocean City out of Wakefield and Brownstone AG and there are always the homeVestors (we buy ugly houses) folks. 

But I also recommend checking out the FB groups - Indianapolis out of state investors and indianapolis real estate investors.

Sadly my mastermind group is all outta state and I'd love to create a meetup closer to home.

Join the closest REIA group - or seek one out.

I have the capital, I have the right financing group to position a loan for me, I have investors standing by if I need to make a cash call and yet, at this rate, it will take me 10 years to get 40 units under my belt!

You could also look to sell the property if you have a long term lease in place with a group that does sober living -- do you have long term leases or are you just renting out by the room to newly sober people?
