A section 8 tenant is a great tenant has the monthly rent mostly guaranteed by the government. 

The Government backed loans should really only cost you more both in cost of money and hassle in getting the loan through.Let me know if you need any help.

In my opinion I feel that I am better off being very persistent with collections calls and offering assistance in educating the tenants on unemployment and Government funds available to help them pay rent.

The two forms of assistance the government is offering obviously helps but what are people without income doing NOW?

When I started analyzing the market rents for apartments, I determined by working with housing authority we could receive 50 – 100% of the rents guaranteed by the Federal, State and Local Governments.

May might be different but hopefully there is enough government stimulus for tenants by then.

Many lenders are backing out of the Jumbo market and or no longer offering government loans.

Commercial/Portfolio loans are not governed by the CARES Act.

Of course, it has helped that the government printing presses have kept the rents rolling in.
