Smaller flips, time in and out in 1-2 months, will be more profitable over time and allow you to keep quality contractors continuously employed.Spending more on hiring more contractors will effect bottom line on one flip but enables you to do more flips in same time period increasing over all profits.

I personally like a mix and will probably continue to buy a mix of turnkey and non turnkey in the future.The turnkey provider I use also manages houses I don’t buy through them.

So while a Fannie/Freddie loan will be a 30 year fixed rate that is pretty low...a portfolio loan might be an Adjustable Rate (which will make your payment change), or only a 15 year term (which will make your payment higher), or have a higher rate all together...and I have seen many a portfolio loan that has all 3 of those features
